Fractional Villas^® oversees the ongoing property management, reservations, and concierge services.  Our management is directed by you and the home owners' association consisting of all co-owners. The property manager will watch over your villa, assuring that all the details are taken care of, before you arrive.  From professionally cleaning after each use, to 5-star quality maintenance inside and out, the property manager will worry about everything, including security, stocking the toiletries, bookkeeping, processing the bills, supervising all repairs, landscaping, snow removal, pool service and even coordinating the use of the other owners.

The CC&R’s establish a detailed system for managing and maintaining your villa. The property manager will assess each owner for their equal share of the ongoing expenses. However, certain costs exclusive to the benefit of a single owner, are charged directly to that owner. The property manager works for you and the level you desire and would expect. 

Each owner enjoys the same degree of pride of ownership and the responsibilities that go along with it. Normal wear and tear is expected, and even provided for with a substantial replacement reserve for freshening up the furnishings, as needed. Should an owner damage the property, or any of the furnishings, fixtures or equipment, they are independently charged for the repair, or replacement. You don't need to worry, or directly confront the other owners. Rest assured that our property management will protect your best interests at all times. 

The owners equally share the monthly costs for the property. Typically at 1/4 to 1/12th of the actual expense, your ongoing costs are greatly reduced. Think of it like going to your favorite electronics, furnishing or warehouse membership store and buying everything you'll need for a fraction of the cost. 

The property bills are processed by the property manager, who will track the annual expenses and provide reports to each of the owners. You'll pay just your proportionate share of the on-going property taxes, insurance, maintenance, utilities and management expenses.  In many cases, due to potential appreciation, and depreciation, the property may very well pay you an effective profit, or gain, year after year.  Try that with a non-equity timeshare, membership residence club, or even whole ownership of a second home carrying all of the expenses yourself!  As an Fractional Villas^® owner you will enjoy more delights, lower ongoing costs and fewer management worries.
