You can post your development, or property on our website, obtain our proprietary package of fractional legal documents tailored to your project, get assistance on obtaining fractional property insurance, or financing, or just a feasibility analysis to make certain your are not heading down the wrong “fractional” path.  

If your property meets our stringent requirements, you can also receive all of our services on a turnkey contingency basis. That means you pay us nothing unless the property sells fractionally. A totally win/win program.

The New York Times just published this article on how many sellers have tried, but most have failed to fractionalize their vacation homes on their own. Fractional Villas Turnkey Consulting Marketing and Sales Program

On a totally contingent basis, Fractional Villas will provide you with all of our expertise and services, so you will have the most professional, step-by-step, sales and marketing program to successfully sell your property fractionally.  Our services include everything needed from A to Z, so you and your real estate broker, or sales team will hit the ground running.  

 

Our fee is 10% of the total sales price of all shares.  With our standard 130% markup applied to the underlying fair market value of the property, you will net about 21% more net proceeds than selling conventionally for whole ownership.  Sellers, Buyers, and Brokers all benefit from our unique program, allowing for a win/win/win for all parties.   You may continue to market your property conventionally for whole ownership, while we market it for fractional ownership.  If it sells to a single owner, we get paid nothing and our services are free!
