CC&R’s establish a detailed system for managing
and maintaining your villa. The property manager will
assess each owner for their equal share of the ongoing
expenses. However, certain costs exclusive to the
benefit of a single owner, are charged directly to that
owner. The property manager works for you and the level
you desire and would expect.
Each owner enjoys the same degree of pride of
ownership and the responsibilities that go along
with it. Normal wear and tear is expected, and even
provided for with a substantial replacement reserve for
freshening up the furnishings, as needed. Should an
owner damage the property, or any of the furnishings,
fixtures or equipment, they are independently charged
for the repair, or replacement. You don't need to worry,
or directly confront the other owners. Rest assured
that our property management will protect your best
interests at all times.
